Accessory Dwelling Units (ADUs)
Have you wanted to build a unit in your basement for rental income? A coach house for a family member?
ADUs (coach houses, granny flats, basement units) have been legal in the 47th Ward since December 2020, when Alderman Martin passed a pilot legislation. After City Council passed an ordinance legalizing ADUs citywide (based on Aldermanic opt-in), ADUs will be legal by-right in a broader swath of the North Side starting April 1, 2026.

Affordable housing options
NHS operates an Additional Dwelling Unit Grant Program which offers Planning Grants and Construction Grants for homeowners below a certain income limit to build out an ADU.
The Chicago Low Income Housing Trust Fund is setting aside vouchers specifically for residents of ADUs. You can find their welcome package here.
